What this is

Section 8 Evidence Pack keeps your letting records and prepares draft documents from them: a section 8 notice, a rent arrears schedule, a witness statement, a bundle index and a letter before claim.

What we are not

We are not solicitors and we do not act for you. We do not tell you which ground to use, we do not assess your chances, and we do not promise any outcome. We never serve a notice on a tenant and we never file anything at court — you do both, and you check every figure and every ground first. This is not legal advice.

Legislation changes

Ground numbers, notice periods and the arrears threshold were changed by the Renters' Rights Act 2025, and further duties are expected. Everything this service shows about them is marked to be verified against the current Schedule 2 to the Housing Act 1988 and the current regulations. Treat the figures here as a starting point for your own check, never as the authority.

Your responsibilities

• The accuracy of what you enter — the drafts are only as good as the ledger and the dates behind them.
• Recording only the personal data a case needs, especially in incident descriptions.
• Checking every draft before you serve or file it.
• Taking a complicated case to a solicitor.
